For board members: why this matters

Staff come and go, and every change is hard. The board decides whether the next person, or the next board, starts from an organized record or from nothing. Three things to see here:

  1. Transitions are always difficult. Disorganized ones are far worse. Everyone who steps in at Riverside Towers starts from the same organized record: the plan for each essential job, the Building Facts, vendors and documents. AI did most of the reading; people checked and approved every answer.
  2. If nobody can sign in, you have a big problem. Key people keep their sign-ins in the Emergency Vault, encrypted so only they can read them. The President and the board can't see a single password, but the Systems & Access Register shows which systems are recorded and when each was last updated, and an overdue yearly check is flagged. Not a guarantee, but far better than finding out on the worst day that nobody can get in.
  3. Cover for what insurance can't replace. Property, liability and directors and officers insurance don't bring back what a key person knew. A building of Riverside's size (101 to 250 units) pays $119 a month, $1,428 a year: a small fraction of what those policies cost. See all prices
